Refinance Credit |
A refinance credit
will be given if the current owner is insured with an
Owner's Policy or the current mortgage is insured with a
Mortgagee's Policy within the last 10 years. This
credit equals a 30% discount of the premium rate based
on the mortgage payoff amount. |

Reissue Credit |
A reissue credit
will be given if the current owner is insured with an
Owner's Policy within the last 10 years. This credit
equals a 30% discount of the premium rate based on the
amount of the prior policy liability. |

Closing Discounts |
If you are eligible
for a discounted closing fee such as a 1st time home
buyers discount, back-to back closing discount,
refinance special discount, use the discount override
amount. |

Buyer & Seller
Split of Title Fees |
In Lucas County and
surrounding counties it is customary for the seller to
provide the cost of a title guaranty.
We have provided the split of buyer and seller title
fees as a convenience to you. Please refer to the
purchase contract or agreement between the parties to
determine this allocation. |

Property Taxes |
Taxes are pro-rated
from the last date they were due and payable up to the
date of the closing. This is the Lucas County Method
and it may vary for other counties. Entering the
estimated closing date will produce the Property Tax
Due. The link to the AREIS website is a convenient tool
for finding the 1st or 2nd half tax information for
Lucas County property. |
